First Time Home Buying

First Time Home Buyer: Are You Ready for Home Ownership?

For most folks, the idea of owning your own home is the "American Dream."  When you buy your first home, you’ll become part of a community and experience the security of owning the roof over your head. Homeownership brings many benefits such as never having to throw your money down the drain paying rent again; building home equity; and getting tax benefits - just to name a few!

However, in order for it to be the happy and satisfying experience that you hope it will be, you need to make sure that you're financially realistic about how much home you can afford as well as mentally prepared for the responsibilities that come with homeownership.

How much can you afford?

Owning your own home is probably one of the largest purchases you will make - and knowing what to expect can help you make informed financial decisions.  Sacrificing a huge part of your income just to pay the mortgage can very quickly make home ownership more of a burden and sacrifice rather than a point of pride.

Not only will you need to pay your mortgage each month, you must also be prepared to maintain your home over the years - realizing that part of your income and time will go towards repairs and maintenance.

Sometimes finding your ideal home involves compromise, and for some first time home buyers, the decision to buy a modest home now (one that's affordable and still be able to maintain a lifestyle) and hold off purchasing their ideal "dream home" for a few years is the right decision. You may want to also consider "a diamond in the rough" — a place you can transform with a bit of ingenuity or some renovations.

Location, features, and amenities - Do you know what you want?

Location is as important as appearance or size. Do you need to be in a particular school district, close to a job, public transportation, or daycare facility?  Consider which features and amenities you want in your first home. You'll also want to separate your "wants" from your "needs" and prioritize your list.

The answers to questions like these will help you narrow down your Phoenix metro area home search.
